Yes. A walk-in tub can be installed in an apartment or a rental unit when the landlord or management company approves the work, because owning the home is not a requirement once you have permission. A walk-in tub is a simple adaptation for a home, an assisted living apartment or a retirement complex, so an apartment is a normal setting for one, and the building-related planning steps are laid out in Installing in Mobile Homes, Condos, Upper Floors, and on Concrete Slabs. This page adds what changes when the unit is rented: who has to say yes, how the crate reaches an upper-floor door, and what to settle before you order.
Permission and Who Does the Work
Start with your landlord or the management office. Replacing a tub or shower involves plumbing and, for most configurations, electrical work, so the building needs to agree before anything is ordered. Ella's Bubbles is the manufacturer: it builds, tests and ships the tub but does not perform installation, so you hire your own licensed installer, and the team at (800) 480-6850 can help you locate one through Ella's nationwide installer network or the Angi contractor network. In some areas an authorized dealer sells and installs the tub as one package, which can be easier to present to a landlord because one crew handles removal, haul-away, setting, testing and cleanup. Whoever does the work, Ella's technical support guides them at no charge by phone, email and live video, and the scope of a typical job is described in What Installation Involves, How Long It Takes, and What Drives the Cost.
If the unit is one that falls under accessibility rules, or the work will be inspected against that standard, confirm the requirements with your local code official before you order, so the model and door side you choose will pass.
Getting the Tub to the Unit
The hardest part of an apartment installation is usually the route, not the bathroom. Before ordering, have a local professional walk the path from the street to the bathroom and confirm every stair, elevator, hallway and doorway along it, including the corners and turns, not just the bathroom door. You need a door opening larger than 26 inches to fit the narrowest Ella tub, and each model has its own requirement, so compare the shipping size and actual width on the model's spec sheet with every opening on the path. For reference, the Mobile measures 26 by 45 inches, the Flow 28 by 48 inches and the Capri 30 by 52 inches, while the Monaco is 32 inches wide and needs a wider passage. The passage must be wider than the tub's actual width, and if your clearance is tight, send your measurements to support at ellasbubbles.com/support before ordering.
Inside the bathroom, remember that an outward-swing door needs clearance in front of the tub, which a compact apartment bathroom may not have, and that the floor must be level and adequately supported. Have the same professional confirm the floor's weight capacity for an upper-floor unit.
Delivery Day in a Multi-Unit Building
Freight delivery of a walk-in tub is curbside. The driver brings the crate to the curb or loading area and does not carry it into the building or up to your unit, so arrange for your installer or helpers to move it inside on delivery day. Ask the management office about elevator reservations and loading dock rules at the same time you ask for permission, and reserve the elevator for the delivery window.
- Loading docks. An apartment or condo building in a neighborhood is usually seen by the carrier as a residential stop, which means curbside delivery with liftgate service even when a dock exists. Give your Ella dealer or the team the exact address and dock details before the order is finalized, because the carrier, not Ella's Bubbles, decides how the stop is classified. The options are compared in Can my walk-in tub be delivered to a condo loading dock instead?.
- Certificates of insurance. Many buildings will not book a delivery until they hold a certificate of insurance from the carrier. The certificate comes from the carrier through the freight provider, so send the building's form and the management office's email address to support as soon as you know it is needed, ideally before the tub ships. The steps are in My Building Requires a Certificate of Insurance for the Tub Delivery.
- The phone call. The carrier calls the number on the order to set the appointment. If a property manager, family member or contractor will receive the tub, give their number before the ship date.
- Inspection. Inspect the crate with the driver present. If you cannot make a qualified inspection at the time of delivery, write Concealed Damage Possible on the bill of lading, then date and sign it. Keep all packaging and report any concealed damage within 48 hours of receipt.
What the Installer Needs Inside the Unit
The tub itself is the same in an apartment as in a house: it needs a route in, a level and supported floor, a working drain and water supply, and dedicated GFCI-protected power for any jetted configuration or heated seat. A like-for-like swap in the same spot as the old tub is the simplest plumbing job, while moving the tub, rerouting drains or updating old pipes to meet current code adds time and is more likely to need the landlord's sign-off. Jetted tubs and heated seats need dedicated GFCI circuits, so an electrician is part of any hydro, air or heated-seat installation, while a soaker with no equipment needs much less. A walk-in tub can also call for more hot water than an older heater delivers, which is worth raising with the management office early, since a shared or undersized water heater is not something a tenant can usually change alone.
Settle These Points Before You Order
- The warranty stays with the address. The Lifetime Limited Warranty covers the first purchaser only, is nontransferable, and is tied to the original installation address; it is void if ownership changes or the tub is relocated. A tub installed in a rental is warranted at that unit, so plan on it staying there.
- Installed tubs cannot be returned. The published return policy applies to brand new, un-installed products in original packaging only, so confirm permission and fit before the installer starts.
- Some choices are permanent. The door hand, the therapy package and the heated seat are built into the shell at the factory. Deck and wall accessories such as the shower column kit, the glass screen and add-on grab bars can be added later, as explained in Can Features Be Added to an Ella Walk-In Tub After It Is Installed?.
- Keep the details together. Have your model, serial number, door side and configuration ready when you open a ticket, so the team can go straight to the right schematic for your installer.
